Poor communication, horrible management, rooms unusable - WORST PLACE TO LIVE IN EAST FALLS If you are looking for a place to stay in East Falls, pick anything but Carlton Park. I lived there for one year and had one room unusable due to a hole in the ceiling, had my clothes locked in the laundry multiple times, and lost packages every week. Location,piece and quite Washer, dryer and dishwasher. Love the first floor unit with a private side entrance door and small patio. Very clean property inside and the grounds. Safe, secure and peaceful. Good location for train to center city and local Septa routes. Nice park down the street and Drexel College right in the neighborhood.
Shady application fee situation Filled out the application Sunday night on the website as well as paying the $50 fee, providing my ID and paystubs. Monday at 9:30am, I call and verify with John that the unit is available. I ask if I can come in to see it, pay the deposit etc and was told I’d get a call back. I called him back around 1pm and he again tells me I’d get a call back. He never called me back. Horrible experience Was without power in bathroom, kitchen and living room/dinning room for my whole 1st month. Mice issue. Maintenance is poor. Management (Paula) shows no urgency to help with issues. Request to transfer units was denied. Only been here 4 months. BEWARE

Beautiful old apartments in green space We originally moved to Carlton Park Apartments to escape the concrete jungle that is Downtown Philadelphia. Walking onto this property was a breath of fresh air. There is ample green space and trees throughout the property. We even had a little area for gardening downstairs. Decent Accommodations - Serious Safety Concerns Positive: Aside from an occasional resident who might not clean up after his/her dog, the property grounds are clean. This is also a quiet complex - little to no noise from the residents. Responses to maintenance issues inside apartments are timely. Negative: Over the past few years the residents have had frequent issues with theft - packages being stolen from the front doors and car windows being broken out overnight. Awesome Manager The Carlton Park Manager Paula is outstanding. I have lived in my apartment for over 8 years. Before Paula arrived my issues were rarely addressed. Since Paula has arrived all my issues are resolved expeditiously. They are very professional, kind and really cares about the tenants . If you gonna rent somewhere to stay rent with Carlton Park. I love it here.
Expensive with Poor Facilities We have mice in our apartment, have had leaks in two places in the last months, and have a nonfunctional washer in my complex. The property manager is not amenable to working with you on issues and basically says to just deal with it. Run away from this place. It's horrible and is a waste of money.
