Our appraisal came back and all five of the other home comparisons were not comparable. Our home was compared to houses that were not on the market, sold years before, not equal in square footage or the quantity of rooms. There were plenty of listings in our area in compare our home too, but I felt the effort wasn’t put in to accurately value our home for the loan. Consistently undervalue in relation to his peers. Comps used in his appraisals are more often irrelevant than accurate. All lenders have a dispute process in place where these issues can be examined for their shortcomings. If you use a lender that requires you to pay up front for the appraisal be sure and do your research on appraisers prior. Fortunately the only time Bryan & Associates have been to any of our properties it has been at the expense of the lender, but it does drag out the process because of the value dispute/r... read more
