Horrible! Run as far away from this company as you can. First, the utilities. I paid all my bills billed to me and then a month after move out, I was charged for a full month of utilities again. When I inquired about the charge, I was told it was related to pre move out. I will never live and do not recommend that anyone live at an Avalon bay property. We lived at Avalon Towson in Maryland and the entire thing was a horrible experience from move in to move out. Upon moving out, we were wrongfully charged for Conservice utility bills that we ALREADY PAID in our monthly rent statements (Which I have joined the class action lawsuit for, btw). I moved into Avalon Esterra Park in January of this year. Since February, there has been constant noise coming from the apartment directly above me. The management at first claimed no one lived there. Then, when I went to investigate, I found someone there whom I told to stop making the harassing noise. She said nothing and has continued to make even worse noise. I've contacted the Redmond police, and they have stated that they will do nothing about the problem. Raised our rent by half as soon as the moratorium was lifted. We have been good tenants with no lapses or issues throughout the pandemic. Now our rent is going up by over $1,000.

Only consider living here if you DO NOT want to have savings! They will charge you for anything and everything they can. Office staff are terrible at their jobs and do not communicate well with residents. Maintenance ignores your requests just so they can charge more for repairs when you move out! Avalon charged us for access to the facilities during the Pandemic, when the facilities were locked to all residences! I CANNOT EXPRESS HOW BAD OF AN IDEA IT WAS TO TRY AND LIVE HERE!!!!!
trying to double bill us after our lease expired. no one answers the phone. they take 3 weeks to get back to you via email.
I was told last month that in order to break the lease we would be able to pay 2 months rent as a termination fee. Based on that my wife and I budgeted for those two months and purchased a home and got jobs in a different state. After the fact when it came to put in our thirty day notice they told us that they are no longer accepting termination fees and are only doing accelerated rent. Fleas, bedbugs, & predatory practices -- overall, I do not recommend the Avalon apartments. The first month we moved in, I noticed an Orkin pest control guy that kept going into our neighbor's unit. When I asked him if there was a pest issue, he declined to reply. Shortly after, we started getting multiple, small red bites while we slept at night.
