looks better on the outside. I lived here from 2016-2019 and it has gone down hill each year. The units are not worth the pay. The only thing that really was useful was the quick access to the bars and clubs along seabreeze and the decent view of the river. If you have no intentions on avidly going to clubs and boating, this place is not suited for you.
Recommended"Everything about our experience here so far has been great. The leasing staff are friendly and kind, the workers are polite and efficient, the other residents are friendly and helpful. My apartment is clean and there is no noise from the neighboring apartments at all. I love my kitchen, balcony, and bathtub! King sized bed fits nicely into our bedroom, but moving large furniture in can be tricky. Bring lots of help!"
Awful place . Mold everywhere . I would never move there again . The management is rude and Holy is the most disgusting and disrespectful person I have ever know !

Excelent Place to live, great community
well if like loud noises, black mold, your rent raised every month do to supposed rent inflation, and them going going into your apartment when ever they feel like it w/o 24 hr notice, and cockroaches which trust it's highly infested, then this truly is your dream home "NOT!"
Relocated from Tallahassee Florida and ran upon the Overlook it is by far the best place in Daytona Beach area in my opinion, came into the office and going to 14 other places and I met the wonderful Stephanie. She is a doll, so sweet and wonderful. Took me all three the property showed me everything and was able to answerable my questions with no issue what so ever. Yesterday 01/12/2019 was move in day, went perfectly, got the final tour of the apartment and got moved in, love it so far, kinda scary how perfect a place can ... read more
