Edit (2023): Moved out of my 1bd at 134 N Orchard St in August 2023 and have even more compliments for Smith Management than my original post. I received my security deposit back less than 2 weeks after the end of my lease with no deductions. During my lease, I had some maintenance concerns with older appliances and blinds. Not only did Smith address these promptly, they installed brand new replacement stove, fridge, and window coverings. I lived at the Diplomat for three years and never had a problem with Smith Management. Maintenance requests were quickly fulfilled, email responses were always fast. And I got back my full security deposit from both units I lived in. Would definitely live in a Smith Management property again if given the chance.

Overall, nothing special. They rarely answer the phone, so you almost always have to leave a voicemail. Their response time is usually over a day, sometimes a week. We ended up canceling our lease 5 months before the scheduled move-in and Chris, the owner, wanted to charge us 40% of the security deposit just to relist the place for rent. My leasing process with Smith Management was smooth and streamlined. Brittany handled all of my questions with grace and clarity, and was a huge help throughout the whole process. Great price and location on the apartment!
