Rollingwood Management/The Management Company is horrendous. There was a major gas leak in our home and the TEXAS GAS had the entire street evacuated. We were misplaced and put up in a motel for 1 month. The disgusting and reprehensible actions by Rollingwood and Texas Gas were not up to city code. This is literally the worst company I have ever worked with as a tenant. They absolutely do not care about their tenants. It is evident because of the way they handle all interactions. From getting repairs done in a timely manner as they pass the buck and blame people who no longer work for their company, to home inspections with a terrible attitude of entitlement and power tripping, to lease issues, accounting and termination of lease. I purchased two duplexes in September of 2021 that were under the property management of Rollingwood Management. Rollingwood refused to transfer the pet fees to me after closing. They claim that the pet fees belong to the management company as a fee for processing. It does not seem right that Rollingwood would charge a pet fee from the tenants that does not go towards cleaning and/or pet damage. It seems misleading for Rollingwood to charge a "pet fee" that goes right into their pockets.
I am a property owner and highly recommend Rollingwood as a property manager. This was my first experience as a landlord, and I was very nervous about renting out my home. The Rollingwood staff was exceedingly patient, clearly explained everything to me, and did not pressure me in any way. Once they began to manage my property, I came close to forgetting about it – which was exactly what I wanted! Rollingwood Management is the Best! – I ABSOLUTELY loved leasing a house managed by Rollingwood Management! The people were extremely professional and friendly. They treated us with respect and provided us with outstanding customer service. I would highly recommend leasing a house managed by Rollingwood. Michael Francis and Larry Park were wonderful to work with. They took great care of the property and our family's needs while we leased the property. They are the best in Austin!
Would not recommend – We found a decent duplex in a very nice area of Austin with a reasonable monthly rent. Unfortunately, Rollingwood Management turned out to be the pitfall of the entire deal. The property was in decent condition, but the duplex was old and in need of repairs. Still, with rental properties, this is to be expected. What wasn't expected was the $850 taken out of our deposit for carpet cleaning! The carpet was in terrible condition when we moved in, which we documented on our initial inspection. We are sorry to hear that we could not come to an agreement on this issue. To be fair, it is important that we handle security deposit refunds the same way for all of our residents. We compare our move in checklist to their move in checklist list, then take into consideration normal wear-and tear and how long people live at the property. Good people that take care of business. – After living at my rental property for five years there was recently a couple of issues that had developed. One of them was rather unique to my many years of renting and Michael and his team worked with me to get them taken care of in a prompt professional manner. One of the better companies – I've rented from several management companies in town and Rollingwood did a pretty good job. While there were some repair issues from time to time, they always responded quickly and took care of them. When I moved out I thought I'd loose my deposit but they were fair.

Slow to respond to problems – I use Rollingwood Management to rent out my house. For the price I pay, I feel that the service is terrible. I have had to contact them several times about billing or service questions. I am finding a new service next time.
