PLEASE STAY AWAY FROM THIS COMPANY. Having used them to manage my property. I have been nothing but displeased with them. It began when they failed to give the tenants a notice that their lease would not renew. This allowed some to remain while other chose to leave and only a 1/4 of the actual total rent collected. We had to end up paying out of pocket for the money loss on mortgage and utilities. Even their employee admitted it was their mistake in person and luckily my wife was there to hear it as well. I live in a 6-plex and there were numerous occasions where one of the tenants in the building would leave their garbage bag on the ground NEXT TO the dumpster which resulted in a giant mess, especially when animals got into the bags. I had taken photos and sent them to Rhino to bring it to their attention and ask that they ask the other tenants to make sure the garbage was going in the bin. I received NO response. Rhino Property Management is a complete scam. I spoke with them a year ago, signed a contract for a rental property I own. The next day I had a family member who needed a place to live so I called Rhino and told them the situation. They agreed to letting me cancel the contract (which a 3 day right of rescission would allow anyways). After a month I started getting automated invoice emails billing me for their fee and this continued for a year. I REALLY should have listened to all of the negative reviews – and you should too. You will initially interact with someone selling you the contract for the property management company. After you sign the lease, you won’t talk to this person again. This person (in my case) told me information that then conflicted with the people that do the house inspection/maintenance. I stated several times that I wanted to make sure I wouldn’t sign a contract and then be forced to change several things in the house. I was assured this wa... read more

Please learn from my mistake and DON'T RENT from RHINO PROPERTY MANAGEMENT. I've learned the hard way that Paul Henderson and his cronies at Rhino Property have no respect for their tenants or the court of law. In the fine print of their one-sided leases, they allow for onerous move-out charges like $120 to change the locks, $300 for cleaning, and $35 for smoke detectors. On September 20, 2017 - Paul Robbins Henderson - Owner Rhino Property Management, LLC was ordered by the State of Utah to pay a $5,000 fine for providing property management services without having a license. https://realestate.utah.gov/actions/0007E6FE.pdf

The owner Paul Henderson is an unethical liar who had to pay a $5,000 fine in September of 2017 for operating a business without a license. The Manager Andy Hayford is a convicted thief who served time in Federal prison for stealing from his employer. Avoid these people!!

Rhino Property Management is an unethical company who utilizes abusive management styles and passive-aggressive communication techniques to take advantage of a vulnerable group of people (renters). I highly recommend to avoid these cowardly thieves at all costs. DO NOT CONDUCT BUSINESS WITH THEM!
