Having Rob & Kyle (RGandS) do an inspection was my realtors idea. We did not think we needed to, because our home was in good shape. But the inspection turned up a small issue with some mold that was taken care of easily. Mold scares people and we are thankful we got it doen before a buyer found a problem during a deal. Buyers liked being able to look at our inspection repport (updated after repairs) and we had 2 offers. We are closing in March hopefully pending financing.
We needed to get our home ready to show, so my realtor advised a pre-emptive home inspection right before we marketed our home. Boy did that pay off. They spotted a few problem areas and actually were able to fix them too (they are licensed contractors too) When they were done we knew our home was going to make a great impression. Offers are (hopefully) coming in nest week. All 4 showings so far have gone great with no surporizes.
