Cleaning fee's, paint touch up etc is to be expected but $1500 wasn't. One of the charges was to replace a window that we supposedly cracked, it was cracked when we moved in but they charged us for it anyway. The customer claims we kept $1500 of his security deposit, which is not true, the security deposits held was only $895 and we returned $306.83. The home was not left in good shape and had to be completely repainted, we did not charge the tenant for any of the painting. Here is what we charged: 1- $150 to replace four broken blinds 2-$154.60 to replace a busted interior door ($100 labor plus materials) note we actually replaced 4 doors but only charged customer for one, the other three were minor and he denied the dama... read more

A property manager from RPM has been responsible for our home in Jacksonville for nine years, as my husband was stationed out of state with the Air Force. We took charge of the property earlier this week, to find two leaks in the roof (one was visible from the back yard), both exterior doors warped, trash in the yard and out building, broken doorknob on the exterior closet, water damaged kitchen counter and cabinets, faulty kitchen plumbing, and a hole in the brickwork that opens to the crawl space. I talked to you on Sunday and it was 70 degrees, your AC was out, we scheduled someone to come out on Monday. Your home has a home warranty, and yes sometimes "they" take longer to make make repairs. I apologize for any inconvenience.
