I am living in California with property in Portland that I hired Rappold Property Management to rent and manage for me; they have been wonderful. First of all, they find ONLY the best tenants. I have not had any problems with any of the folks that they have rented to, and that's saying a lot. One lady did have to break her lease to return to her home state, but she paid her lease breaking fee and so all was good. She left the property in spotless condition. Not the best in town. At first, it was a great experience, then as his business started to grow, he became less interested in helping with questions. Towards the end, he became unprofessional and very unpleasant to deal with. His job is pretty simple, collect rent, find tenants, not too stressful, but not sure if he is facing growing pains or what. Plus, his fees are too high. Other companies won't charge a fee if the same tenants stay in the house, he charges a 'new contract' fee. What a shame!! Do your homework before work... read more

Also bad experience with Rappold – As another property owner i had a bad experience, as did 'jamesriver.' I called Troy to see if he would manage a property, but when I mentioned that I would be collecting the rent, via autobanking, from my tenant, he quickly lost interest and brushed me off. Bad experience with Rappold property management – As property owner, I had a very bad experience with Rappold property and its owner Troy. When Troy solicited business from us, he sounded very positive and promised to take good care of our property. In reality, He did not even carefully check the tenant for our property. The tenant he found for us left our property without any pay for breaking lease (1year) and with unpaid utilities. Troy gave me explanation that he was cheated by the tenant. The best of the Best – Troy and his team have been managing a rental house of mine for the last 3 years. I have had absolutly no issues and would never use anyone else. I wish he could manage my out of state properties as I know they wouldn't be such a headache if Troy and his team were in charge. I would absolutly recommend RPM to everyone and anyone.
I had a terrible experience with the Rappold Property Management and the owener Troy. He promised me that I was first to apply for a house and then took my money and my application. I repeatedly asked him if he was sure that I was the first in line for the house (which according to fair housing laws means he had to submit my application first) and he repeatedly assured me yes. Great PM Company – I was with another company for 3 months and had over 5 showings, most were interested, but the PM company was not able to have one of the renters write up an application, let alone even want to rent my condo. Troy found a renter within 2 weeks of it being listed for rent, at full rental price, and at terms acceptable to me. Very professional, courteous, I like the fact that you can talk to the boss. Very good job on renting my condo.
