Orion Housing is, in my experience, by far the most discouraging, negligent, and disorganized housing company I have ever dealt with. ZERO STARS, ZERO conscience. The most recent issue MAGGOTS ENTERING MY APARTMENT from the trash outside ( and they aren’t picking up or doing anything ) SUDDEN Charges appear months later without clear explanation, forcing repeated disputes just to get basic clarity or correction. Orion is by far the most disorganized property management company I've ever dealt with. If your current staff can't handle tenant concerns, hire more people instead of leaving residents to deal with the consequences. My experience started off terribly. I was scheduled to move in on a Saturday and was told I would receive important details, like the door code and move-in instructions, on the day of my move. If you're a USC student or somebody looking for LA housing, for the sake of your own sanity, money, and time, do not rent from Orion. Absolutely horrid management company. Random costs ranging from $ 100 to $ 300 a month that weren't disclosed to us. We were made aware of the community fee but were not told that the additional utilities would be billed outside of that as well. Good luck getting maintenance requests fulfilled as well. Our dryer did not work for THE ENTIRE YEAR. They blamed it on user error. Surely user error ... read more

I’m not the type of person who ever leaves reviews anywhere. However, living with Orion got to the point where something needs to be said. The very first interaction with Orion dates back to my move in date. I drove an hour through traffic with my mom to move into my new place, but when I get to the front door to enter the codes that were sent to me, I was not able to get in.
