Shelly and her company are more of tenant advocates and not so much an owner advocate. She ignored numerous contract violations from the tenants and threatened to sue me if I leave a bad review. Glad to be done with her.

They are taking advantage of applicants, Forcing applications before showing properties charging $40 per applicant. I was told because they had so many applicants they had select someone else. If you have so many applicants why did you have to screen all of them. Right now there are few houses and a lot of applicants and they are exploiting the market by charging absorbent application fees with no intention of renting to any of them. WOW! Where do I start? To be honest we rented our home last February from a private owner simply because we didnt want to work with a property management company. Last September our owner switched to the new company with out warning and we were scared. After meeting Shelly my fears disappeared, she is human! She takes her tenants seriously! I am writing to thank Shelley and her team for such a wonderful rental experience. Shelley would go out of her way to make sure any issue we had, was resolved. Her and her assistant were great at getting back to me, whether through text or email. Sometimes a telephone call. I would recommend New Foundations to all looking to rent a home. They are THE BEST prop. mgmt. ever super clean and when something needs fixed someone calls you asap they treat you like family. I rented from them for 5 years and they're the only prop mgmt I would want!

Shelly would hire friends to do work and charge property owners full price while giving rent breas to her friends. She would do cheep fast repair and claim the work was top notch. When ou do have a issue she never retrns a phone call. Then when you give a couple month notice she finds a little mess in a corner and keeps the whole deposit. Her response was for all the trash that was hauled off before I moved out.she would show up without notice and try to act all friendly but then stab you in the back as soon as she left. ... read more

This is the best rental company I have ever been with in my life. Shelley is amazing! She gets everything done quickly and efficiently. I can't recommend this company for anything but 5 stars! Rent from them u will be very happy. Repairs are made so fast you call a handyman and it is all taken care of. More businesses should be run in this manner. Awesome!!!

I own a few properties in Medford and after much research I found Shelly and Debbie with New Foundations Property Mgt. They both were highly recommended by friends and family in the valley, and I am so fortunate I have found these ladies to manage my properties. They always have my rent deposited into my account before the 10th of the month, send me pictures of inspections they have done and Always return calls even after 5 PM or on weekends. I trust my properties/investments are in excellent hands. Thank you.
