Wilbur Oaks Apartments is a gem I live at Wilbur Oaks Apartments and I find it a very lovely community that is a great place to call “home.” The residents are friendly, my neighbors are great, the apartments are very spacious, maintenance is top-notch and the abundant trees and landscaping give it a warm and earthy feel. Wilbur Oaks is a gem and I would recommend it to my family and friends if they were moving to the area.
Not upfront about problems They are advertising a $200 security deposit now, but they don't tell you that the cleaning fee when you leave is $250 (read fine print before you sign). They won't tell you about previous problems an apartment had either. It's a good idea to ask (leaks, roaches, mold). Building is a Frankenstein, continually built over, lots of problems covered over by shoddy construction. Look at all sites for reviews. 5 year tenancy - great experience and great value I’ve lived here for 5 years and my experience has been great. The neighborhood is amazing, walking distance to Old Town Pasadena and safe. Yes, rent goes up every year but nothing compared to other similar places around the area. Units have central A/C, swimming pool, gated parking and very quite tenants/neighbors. Quiet and clean ! I don’t know about the previous comment. I’ve lived here the past year and it was a excellent stay! I like my sleep and this place is always so quiet. Great management who literally help with everything ! Thank you for the hospitality ! We are sad to leave !

Terrible Landlord and Management Having lived here for more than a year, I've seen this place turn into a complete mess. The hallway ceilings are now missing, there are leaks everywhere, and the landlord has been raising the rents for what looks like no reason at all. The building looks worse than when our family first arrives. Stay away. The landlord is the worst. She will laugh at anything you indicate as a potential problem.

Pretty good value for the area Good value for the location, large apartment, walk in closet, pool, balcony with a view of the mountains, walking distance to transport, shops, restaurants, entertainment, banks. Pretty much, recommend.
