STAY AWAY. -Their buildings are filthy (just look at the basement and hallways in 3301 Baring Street-- even the front mailbox area is a mess). -They ignore maintenance requests for as long as possible and then usually try to address them in cheap, half-*ssed ways. Our building has had heat issues, water issues, pipe issues, bug issues-- everything except rodents (I think). Don't even THINK about it! – Even if you may end up HOMELESS, don't even think about renting from any of their properties. As the other reviews clearly state, their maintenance staff is overwhelmed and understaffed, resulting in ordinary everyday maintenance issues being ignored. My best advice is rent from ANYONE else. As I have first hand experience, they will lie to you, they will laugh in your face, they will ignore you, they will disrespect you and they will generally try to get one over on you. Philadelphia Slumlords – Could not wait to be done with our lease fast enough! Landlords are goodfella wannabes with no sense of business or customer service. We went without heat / hot water/ laundry facilities for THREE WEEKS during the middle of winter. Facilities suck. Absolutely the worst landlords I've ever had. Don't even bother with laundry, the machines will clog with quarters and far be it for them to lug their lazy asses down and empty the machines. STAY AWAY!!! – The only reason La Gioconda is able to stay in business is because you sign a contract with them before you've even gotten a chance to see what they're like. These are hands down the worst landlords I've ever had. Routine maintenance requests always go unanswered. The common areas are never cleaned and/or repaired.They are always rude and dismissive. They are also overpriced. Do yourself a favor and do not rent from these guys!
Do Not Rent – Although La Gioconda's rent is low especially for the Rittenhouse area, you get what you pay for. When Philly had the massive snow storms around Super Bowl weekend my roommate and I noticed a leak in our apartment living room ceiling. We called the emergency hotline to report it, but were basically ignored. The landlord's advice? Just poke some holes in the ceiling to relieve the water pressure. We ended up having to move all of the furniture in our living room making it unusuable and La Gioconda did not bother... read more
