Worst Service. Health hazards! Hi Morgan Property Kingswood apartment, I have complaint multiple times in last few weeks that my heater is totally off but no one provided any solutions. My apartment gets 60F in night, we are all very uncomfortable and kids are having health issues now. When asked third time to start the heater, your office asked us to get the electric heater. It's okay I almost didn't move in because of all the negative reviews, however I thought it was generally fine. The pros: -Quiet, safe, close to restaurants, the mall, etc. -I personally did not have issues with rodents or mice. They treat the complex for pests often. -Dog friendly Cons: -Way overpriced for what you get. The unit they show you is nowhere near as nice as the one you get. -Nickel and dime you for everything -You will definitely not get your security deposit back if you pay the reduced fee. One star too many I wrote a review about a month ago and quickly received a response from the new property manager. She apologized and asked me to email her or call the office. I emailed over a week ago, sent three follow up emails, called the office, left messages, and had emails forwarded to her from staff members. And I've heard NOTHING. STAY AWAY I have lived at Kingswoods Apartments for six months, and will not be renewing my lease. The buildings are old and decrepit. My hallway has two leaks from the ceiling, where there are puddles of water when it rains. The halls are always smelly, possibly from mold, since the ceiling has rotted through where it leaks. My husband was diagnosed with mold in his lungs last month, and while it's not certain where he contracted it, I now suspect it was Kingswood, due to the rotted ceiling and moisture. We take moisture issues very seriously and can assure you remediation is underway as a preventative measure. Please visit the leasing office if you have any questions about the lease or utility addendum or any outstanding service requests.
The worst decision you could make I live in an upgraded 2 bedroom apartment, so I pay a ton for my place to be nice. However, they REFUSE to give me a new energy efficient AC like most apartments do because it's not broken when it hardly even works. My neighbors moved out and trashed their place. The office left the vacant apartment door opened and unlocked for weeks. Then the cockroaches came. Run far away Terrible management that can't keep staff in the office for longer than a year. Byron place buildings has been infested with roaches for over a year, can't fix it. Management just keeps turning over so nothings done right. Complex is too big (771 units) for them to handle with the amount of staff they have so things fall through the cracks all the time. They force you to pay an amenity fee even if you don't use them. They are run by Morgan Properties, and they couldn't care less about the residents. They definit... read more

This is not a joke. I had a 10 month lease at Kingswood, which just ended. I couldn't have gotten out of there sooner. They sell you with the landscaped entrance and misleading online brochures. You buy into this, and move in because its close to King of Prussia Mall and other desirable areas. That's what I did at least. In my 10 months at Kingswood I had n less than 40 cockroaches crawling through my apartment, in my fridge, on the food, in the bathroom, our of the faucet.
