Get everything in writing, i's dotted and t's crossed. Ask lots of questions. Ask to see every inch of the property, including any shared areas. I had to clean up literal shit from 2 spaces I didn't get to see before signing. At lease renewal they charged me an extra fee to renew, but not the family upstairs. We cleaned all the leaves from the yard in the spring that was included in the lease to be done the previous fall.
