We own a 36-unit apartment building. When our RM quit without warning, we needed a replacement but lacked a vacant unit or a competent & available tenant. We don't live nearby and thus needed to hire a Property Manager fast. We found the highest rated firm, and they said all the right things, but their contract was all about fees, a cancellation penalty, and the requirement that we give them 5% of the building's value if we EVER sell it (even if they no longer manage the property). I hired Glaser property mgmt to rent out and manage my west LA condo. For three months it sat empty with the only suggestion being to continue to lower the price. After losing patience, I decided to put the listing up on Zillow myself. Within two weeks I had over 20 tours scheduled and 5 qualified applicants (two of which offered to pay higher rent to secure the condo). Not sure what Glaser management was doing during those three months
