I have lived at Estancia for a year and am THRILLED to be leaving. Pros: the apartments are nice, the pool is great, the maintenance guys are nice, no bugs, I've always felt extremely safe here. CONS: these apartments are such a ripoff. NOTHING is included, no utilities. There is a ridiculous THIRTY dollar valet trash fee, but the trash guys actually left me a note saying "we do not take cardboard boxes". We moved into Estancia for just a few months while our house was getting built. At that time I would have rated them 5 stars. Layouts were great, pet friendly, nice pool and pretty quiet. Now to the drama.... At the end of November my husband got a job transfer that would move us half way across the country, our lease wasn't up until February. I lived at Estancia apartments in Austin Texas these people are horrible. These people lie about why they decided to replace the carpet in the apartment I rented. They said it was from Dogs and animals spots. First I have no animals. 2nd the spots where at the entry into the apartment, I counted 4 spots its normal wear and tear on the carpet. They never tried to clean the carpet they immediately replaced the carpet. They get the carpet companies to lie so they can make a sell. They are charging me almost $900. When they sent... read more

Parking is a joke, dog poo everywhere, they offer maybe 2 clean up after your dog stations, the buildings are cute but an obstacle to get to when moving in. They say its gated but what's not gated is the wooded area in the back, full of trash and hobo remnants. THE WALLS ARE PAPER THIN like wth. When someone leaves no matter what floor,your guna hear the door, if someone is having a convo right outside your guna hear it. Don't move here! My sons bike was stolen and then 2 1/2 months later, $234 worth of bike parts(wheels and seat) were stolen off of other sons fit bike. Bikes were locked but it was probably neighbors sketchy random friends that come and go all hours of the day/night. Plus Apartments are not gated so people have easy access to come on to property and help themselves.
