I want to commend ********************* for the professionalism and courtesy he displayed in taking me through the loan application process. I was very satisfied with his presentation. However, my wife desires to pay-off all our mortgage and did not want to incur new debt. **** was very understanding and respected our decision. I would not hesitate to recommend **** to my friends.**** M

Sent me a mailer with a proposed rate and cash out figure, then took all my personal information over the phone and pulled my credit. The then said we cant do a jump loan. They are just fishing without any kind of due diligence or process.

It is a scam! Took our information and claimed to get back to us in 30 minutes, that was days ago and no response. DO NOT deal with them!!! Check with social security that your information has not been stolen!

As misleading as possible and still stay legal -- this is the core of the company's advertisement principals.Plain and simple, they want you to believe that there is free money available to you. There is none. Just another ploy to get you to refinance with them."

This is in regards to our loan officer during our application period. Mr. Jason Monk was extremely professional, courteous, and helpful throughout the entire procedure. I'd give them one star if I could LOL. This company is just terrible all the way around. Every department I got was not helpful. They took money for my appraisal and wouldnt refund me for it even though they couldnt go forward with my refinance. They were literally useless. My caseworker got fired or was let go in the middle of my refinance, and no one ever got back to me, I was just left hanging. I've never written a bad review before but this company deserves one. You will only be losing money if you choose to go with them.

Be careful for the "teaser" rates the do by mass mailings with your current bank on the front of the mailer to make one think it is from the bank currently holding your mortgage. So, for example, in April of 2021 I received a "Last chance to Lock in a 30 year Fixed rate of 2.63% to refinance my current mortgage. That rate was dead on delivery. Rates change daily and doing this is more than unethical but borders on FRAUD. Also, beware of their fees !

I, like most of the other complaints and reviews about this company, started a refinance process with Entrust Funding Powered by Titan Mutual Lending back in October of 2020 when interest rates were at an advertised all-time low. I had received a mailer and decided to give them a call to determine the legitimacy of the mailer. The agent I spoke with was very courteous and seemed knowledgeable so after my phone call I looked them up on BBB. At that time Entrust had 3.5 stars and only a few complaints that all looked to have been resolved so I decided to roll the dice and move forward, especially since there was to be no out of pocket expenses. At the time I was speaking with a few other lenders, but Entrust promised better rates, lower closing costs, and NO out of pocket expenses. None of the other lenders could match this so I decided to work with Mr. Pearson at Entrust Funding powered by Titan Mutual Lending. In any event, the procedure was going relatively smoothly until the first red flag. I was asked to provide payment of $525.00 for an appraisal, a line item that I was not able to shop for myself, but promised that it would show up as a credit on the final loan. Although concerned I still decided to proceed with the process. My faith in Entrust Funding and Titan Mutual Lending really started to waiver after about 45 days, the time it takes most loans to complete. At every conversation prior, I was promised that all of my information looked good, all the documents were in order, and the process looked great. I further found it disconcerting that I had to keep inquiring as to the status of my loan rather than someone reaching out to me. The again happened late December and once again was assured everything was on track. It wasn't until after the new year, and several more inquiries, that Mr. Pearson got back to me and said the loan was being held up do to some, insert clever double talk and legal jargon, that I didn't understand and wasn't made clear to me. Felt like run around that capitalizes on the customer’s ignorance of the process, but basically blaming the pandemic, Fannie Mae/Freddie Mac, and the fact that I was a self-employed borrower. Basically, every time I call or write I do receive a call back so that's better than others have received on here, but every time there a new reason as to why my loan hasn't gone through. Everything from blaming the sheer volume of the loans they're processing, to new rules the government is setting, to even blaming the pandemic as a whole. At this point I don't know how many re disclosures I had signed, but they always came without warning and I would only receive a phone call after I inquired as to why it was taking so long and why I was continuing to be asked to sign documents that I had already signed. But they weren't the same documents that I had signed (at this point we're sometime into February and March) and I continued to received re disclosures where all the closing costs had changed...increased. And upon each of these inquiries I received more double talk and excuses as to why the loan was now going to cost me more than the agreed upon price back in October. This process has continued up until now when everyone has gone radio silent now that I've lost all faith in Entrust and Titan Mutual's ability to handle this loan. I was about to pull out in March when Mr. Pearson reassured me that everything was in order, offered several more discounts to try and get the price as close to the original as possible and assured me it would close before April, that everything was in order and there should be no more issues. Then I received yet another email from Titan Mutual asking for more statements and P&L sheets. This was the last straw, I called and left several voicemails with Mr. Pearson and contacted him by email, none of which were returned. Finally, Tuesday of this week I was contacted by Nick Gonzales, a manager for Entrust regarding my issue. After a great deal of back and forth, which included my issue regarding the discrepancy in the appraisal pricing (I was charged $525.00, but the fee on the appraisal stated $375.00) at which time an explanation of why this discrepancy existed in the first place was finally provided, but sounded a lot like someone who got their hand caught in the cookie jar, which he offered a refund of the difference if I decided to stop the process now; a fact that I was later told would not be honored. I finally got him to agree to speak with someone higher up the ladder about refunding the whole of my appraisal fee due to the extreme mismanagement of my case. He even made a point to say that unfortunately cases like mine often get pushed to the back of the line because they're so complicated which only end up hurting the borrow. A statement I couldn't believe I was hearing from a company I trusted to do right by me; fulling admitting to screwing me out of the original agreement and basically hoping I wouldn't notice and just pay the higher cost because of the amount of time I had invested in this nightmare of a process. Furthermore, upon checking with other lenders I can not even use the appraisal to go elsewhere because so much time has lapsed and the figures of the appraisal are more or less expired. So at this point the product I've purchased is worthless because of the extreme negligence of Entrust Funding and Titan Mutual. I spoke Nick on a Tuesday morning and he said he'd get back to me later that afternoon. I never heard from him. Called him on Wednesday....crickets...sufficed to say I never received a return phone call. This being the week prior to Easter weekend, I wrote a final email requesting someone get in touch with me by Monday, April 4, 2021 (after Easter) to resolve my issue, if not I would be going to the Better Business Bureau and writing reviews to warn off anyone considering doing business with these companies. Apparently my email worked as I did receive two phone calls that afternoon from branch managers. Sufficed to say that this was the last conversations I’ve had with Entrust and Titan as the last manager (forgot his name) informed me that Mr. Gonzales was incorrect regarding the refund for the appraisal and that if I chose to back out now I would not receive any refund for my losses. In short (too late), I pray that future individuals considering working with these companies will heed the reviews and learn from our mistakes. Especially if you’re a self employed borrower. This company is a prime example of if its too good to be true than it probably is. They will tell you what you want to hear to get you in the door, change the terms of the agreement and take your money, then proceed to double talk there way out of every issue in order to draw out the process where in the end the consumer ends up suffering. Not that I had $525.00 to spare in the middle of a pandemic I had at least hoped they would have done the right thing by me and at least refunded the difference, even if they’re not a “con” organization I certainly felted coned. A worthless product. Stay Away.
