Called Entrust Funding because they sent me a letter stating they can change my Current APR to ****%. Seems fraudulent after talking to representative. He literally could not give me any information about their program but spent the next 15 minutes asking for my personal information, from where I work to how much I currently make, ect. Thankfully I did not give them my social security. Do not trust this company !!!!

Like many of the other reviewers, I received a very misleading letter from this company. They made it out to look like it was an official documents from my mortgage lender. They even had the nerve to copy the font and placement of the 2021 in the top corner to mimic an official tax document. I can't believe this kind of thing is legal. I would never trust a company with a mortgage that uses such underhanded advertising techniques. Stay far away from EnTrust Funding!

Got a mailer claiming to have a good cash out refi option available. Curious, I called in and they required my SSN to continue just to get an estimate. I refused and business ended there. They claimed they *need* it to do a soft inquiry but that's not true. Soft pulls do not require a social security number or date of birth. I would be very weary dealing with this company.

Be careful with this company. They do not provide a truth in lending statement and the 'no cost loan' turns out to cost over $20,000. This was found at document signing.MORTGAGE SCAM ALERT

My neighbors and I were apparently targeted by EnTrust Funding, LLC dba Titan Mutual Lending with this direct mailer. The notice cleverly arrives in a sealed, official-looking banking mailer marked FINANCIAL DOCUMENT ENCLOSED, complete with the perforated ends.As you open it, my immediate reaction was this appeared to be an official 2021 IRS notice. The big-lined box area showcases my lower mortgage rate at ****%, followed by a five-digit escrow refund I will receive.When you call their toll-free number, their people have very poor English skills, apparently, a telemarketing center in the Philippines. You don't need an MBA to figure out this firm is *definitely not* connected to your bank. They are polite and very sweet but they ask lots of sensitive questions about your banking, your personal financial records, then they want to confirm your address. This is what is called a "phishing expedition." Ergo, the escrow refund I'm staring at is 100% pure science fiction. There's nothing in this document that has anything to do with my bank working with a partner to help me reduce my mortgage, or get me an escrow refund. It's all BS.The name of the firm orchestrating this "carpet bomb direct mail," is called Titan Mutual Lending, and they are a ********** Corporation. And ********** has very strict laws against this kind of practice. It's called the California Consumer Privacy Act (****). Unfortunately, I live in ********, and the **** protection does not extend to ********.However, the *** law does. The ******** Privacy Act was signed into law on July 8th, 2021 and it's just as legal and toothy as the **** law. A visit to Titan's Website (https://TitanML.com) conveniently has a COMPLAINTS link if you look at the bottom of the page. You can click on this and clearly, this is where you can OPT-OUT of their email and direct mail campaigns.You can choose to email them, but proving you emailed them five months from now, will be difficult to prove when they send you another offer. My advice is to send them a certified letter with a CEASE and Desist letter, along with a demand to have all of your personal data removed and deleted from their servers and any 3rd parties they gave it to or sold it to. This is the only way you can prove you made the request, pursuant to the **** and your state Privacy Act laws. This company is very very hard to work with and are horrible with communications.They will demand all of your personal information and when you ask what is the reason, they will say it is to apply for your application with them and the information is for the home loan and then they claim they never got anything and that you never talked to them. The worst people skills and records keeping. Because they will demand all kinds of personal information, they want you to put in writing your personal financial records from 10-15-20 years ago. They want credit card history, mortgage history, and a teleconference with your banker.They want you to pay for inspections on your property and will come up with some insane reasons for some insane additional inspections claiming it is for your home loan. They claim that they work with the Veteran Home Loans when they have no idea what the are doing.I tried to contact this personal banker, *******************, who I was referred to by my so called loan ******** ************************ to find out where we where with this VA Home loan. I am told that they no longer have my application by *****************, their supervisor because of a lack of communications and interest on my part. Hello, I just gave them my entire financial records form 20 years ago and I PAID to have these inspections you said I needed. No. Not only am I out of money from these inspections, when as a veteran, I don't need a down payments or inspections. Your company decided I no longer am a working or satisfied customer.

This "lender" sends fraudulent advertising. They are advertising 30-year fixed rates wit a cash-out option that is blatantly mis-leading. To get the rate and the cash out advertised, you need to pay money up front that exceeds the cash out. Example: the advertisement received, which looked like it was from my lender ***** Fargo, promoted a ****% 30-year fixed rate and $75K cash out. But to access this rate and cash out I would need to pay about $70K up front. I learned this by spending more than 30 minutes of time on the phone with their "agent," sharing my social security number and other personal details and approving a credit check (I have impeccable credit). Again, blatantly mis-leading advertising which references my ***** Fargo Loan, highlights 'personal and confidential' on the cover, underlines bolded "21 days to act or offer expires." I have received two identical solicitations from this lender since this first ad, all with similar but different rates and cashout offers.

Its a Scam!!!!!! Please do not use them! They took my appraisal of 500.00 ran my credit, they told i was approved 5 times from 5 different scammers! they all told me all the Documents were ready to sign. Never heard from them, I call them can't get a hold of anyone!! Yes you all are a scam Tyler Povey you fake! Tyler Rivera Fake, Eric Fake! Pascal Volz no longer working with them, Dan Koch never heard from back from him. I give NO Stars SCAMMERS!!!!!!
