My neighbors and I were apparently targeted by EnTrust Funding, LLC dba Titan Mutual Lending with this direct mailer. The notice cleverly arrives in a sealed, official-looking banking mailer marked FINANCIAL DOCUMENT ENCLOSED, complete with the perforated ends.As you open it, my immediate reaction was this appeared to be an official 2021 IRS notice. The big-lined box area showcases my lower mortgage rate at ****%, followed by a five-digit escrow refund I will receive.When you call their toll-free number, their people have very poor English skills, apparently, a telemarketing center in the Philippines. You don't need an MBA to figure out this firm is *definitely not* connected to your bank. They are polite and very sweet but they ask lots of sensitive questions about your banking, your personal financial records, then they want to confirm your address. This is what is called a "phishing expedition." Ergo, the escrow refund I'm staring at is 100% pure science fiction. There's nothing in this document that has anything to do with my bank working with a partner to help me reduce my mortgage, or get me an escrow refund. It's all BS.The name of the firm orchestrating this "carpet bomb direct mail," is called Titan Mutual Lending, and they are a ********** Corporation. And ********** has very strict laws against this kind of practice. It's called the California Consumer Privacy Act (****). Unfortunately, I live in ********, and the **** protection does not extend to ********.However, the *** law does. The ******** Privacy Act was signed into law on July 8th, 2021 and it's just as legal and toothy as the **** law. A visit to Titan's Website (https://TitanML.com) conveniently has a COMPLAINTS link if you look at the bottom of the page. You can click on this and clearly, this is where you can OPT-OUT of their email and direct mail campaigns.You can choose to email them, but proving you emailed them five months from now, will be difficult to prove when they send you another offer. My advice is to send them a certified letter with a CEASE and Desist letter, along with a demand to have all of your personal data removed and deleted from their servers and any 3rd parties they gave it to or sold it to. This is the only way you can prove you made the request, pursuant to the **** and your state Privacy Act laws.
