Would never recommend. He is rude and because of him my full offer had to be reduced $10,000 because he said he couldn't get comps for new construction. Interesting enough the house sold for $30,000 more two and a half years later.
Ed Cline appraisal services are the worst. The comparable homes he used in our appraisal were over 8 months old. They are not supposed to be more than 90 days old. His appraisal came in $100.00 more than what I paid for the home in 2006. The appraisal I had done in 2015 was $25,000.00 more than what he had and we have done $30,000.00 worth of improvements. He is not to be trusted.

Setting up the appointment with Ed Cline Appraisals was quick and easy. The office staff was very friendly and efficient! Mr. Cline personally came out to my condo and was very professional! I needed the appraisal back quick and was informed it would be emailed to me by a certain day which it was! Highly recommend Ed Cline Appraisals.
Tried to dispute the appraisal of new construction. Would not respond to my letter since I was not the client, the bank was. They did not use the total finished square footage (2400 instead of 2700), called it a 3 bedroom instead of a 4, 3 baths instead of 3 and 1/2, noted vinyl instead of all brick. 2 x 6 exterior walls adding increased R value. I work for a Vendor management company. Ed Cline Appraisals is one of the best appraisal companies to work with. They are thorough with their reports and quick to respond to any questions or update requests. I highly recommend them.
We are very pleased with the service we received from Ed Cline Appraisals. They are very professional, timely, responsive and precise. They were right on target with the appraisal. Couldn't be happier with the results.
Definitely wouldn't recommend, don't really think he knows what he is doing, his appraisal came in 50,000 lower than last appraisal 3 years ago, also he used houses out of town for comparison instead of houses right up the street.
