Appraisal ordered on 6/22/18. Appraiser inspected property on 6/27 and promised appraisal on 7/2 but didn't deliver. Appraiser was contacted every day from 7/2 until 7/9 and every time she stated that the appraisal would be delivered that day. Appraiser had a copy of purchase contract indicating the appraisal contingency was up on 7/8 and didn't finally deliver the appraisal under value until after the contingency was up on 7/9.
