I would recommend a really good real estate lawyer if you deal with these folks. They tried to insist we purchase our home without an inspection. Then they tried to refuse to de-winterize the house for the inspection. Then they tried to hand over the house without dewinterizing it. Finally, I discovered, almost a year into living in out new home that our water bill was going to them and they weren't bothering to send it on. To be fair, we were buying a foreclosure.
