I have been emailing and calling the office at *********'s village **************** since Sept. 2020 about our broken ** unit I was told then that *** in the office would get ahold of the ** man. That was never done now 9 months later it is June7th 2021 eighty degrees out we still have no **. I received one email on Thursday June 3rd saying they will contact the Ac man again well it's now June 7th sent my 7th email and made my third call to their Emergency number and no call or email. ****, sneaky, obnoxious, lazy and crazy. That's just the tip of it. I'm in real estate and have access to courthouse records. Come to find out they(***) somehow had a *** #, parcel identification number, assigned to the rental lots occupied by mobile, modular homes in order to have the tenant's responsible for property taxes. *** #'s are strictly for real estate not personal property. Don't pay them. Mobile homes are personal property to begin with, not real properly as defined by the national appraisal foundation.. paying l... read more

Thank you for your message. At a land-lease community, it is the community operator's responsibility to pay the taxes on the land within the community. It is the homeowner's responsibility to pay the taxes on their own home. As for the maintenance issue, management has advised the homeowner to install gutters on the home to avoid the erosion happening underneath. Have a great day.

One Star is over-rated! Tried to buy a mfg home. From the very start, UMH realtor rep Jon ******* ** ******** In, lied and misled myself and my realtor several times. Then he would change wording on the purchase agreement after a deal had been made. He made me feel like the seller and me the buyer were against each other. We were negotiating for several weeks and when we finally came to an agreement he was dishonest once again and made me just walk away. This company ought to be ashamed of themselves! The lot rent they charge is outrageous! To me they only seem to care about one thing... MONEY! They don't care whatsoever about the people. Companies like this should be fined big time for doing whatever they can to take advantage of people... and especially seniors who are on a fixed income! There motto is "Affordable housing"... maybe so but they forget to mention within that motto how they gouge the buyer! Simply appalling! They're a disgrace!

They have some of the most ridiculous rules, like no pool over 10gallons, if you get a dog, no puppies, they must be over 2 years old. There are plenty more ridiculous rules like this, strongly discourage renting from them unless you have no other choice.

The worst company they only care about money take it or leave it managers are *****, melrose for instance the park dont care if you have a trailer there for 80 years plus they try everything to get us to move. They don't help with services . So everyone i know an see i am gonna recommend a house bc price for all dy walled walls is way expensive an these trailer are the most cheapest built i have ever saw

Well where do I start??? My husband and I decided to move back to Pennsylvania in 2018 and we found UMH Properties in Cranberry Township. Well that was our biggest mistake. We decided to order a brand new home and have it placed on their property. It seemed like a great thing at first.
