would give a zero star if i could, do not rent or buy from these people you can never get a hold of anyone if there are questions or issues they will charge you for who knows what but if you dont pay it they will threaten to evict you even after you have asked what it is for, then paid it and still trying to charge me i have lived in my home for 7 years and until they took over never had an issue just so irritated they dont care about their people like the page claims BEWARE

No compassion for the elderly or physically impaired. They had one of the nicest knowledgeable and helpful salesman and they fired him withì minutes after he disclosed a medical challenge he was experiencing. 😞

Cook Properties NY tried to get variances to bring in newer larger mobile home into Ridgeview MHP in Wrights Corners NY when there are already stresses on the already overburdened infrastructure and Cook is said to have said they had no knowledge of any of it. Seems like they are full of it. Cook Properties NY is the largest owner of mobile home parks in NYS so you'd think they would know the shape of the infrastructures of these mobile home parks when they purchase them. Well another issue that the Akron MHP, owned by Cook Properties NY, is the water and sewer billing and invoicing as they just cannot get this right for some residents. Here is what was sent to them via emails Email#1 I am just following up on this email. We have several Residents who received the corrected bills, however are seeing increased usage in the thousands of gallons of water for this reading. If this were the case and all this water was used, the Park would be under water. If we total all usages that were adjusted, ... read more

Would definitely give zero star's.... I've dealt with cook properties for 4 years to long, the fees are illegal. Definitely do not waste your time with these burglars.

It seems Cook properties does not care about the disabled or handicapped tenants in their parks. We moved into Roxbury Estates over 2 yrs ago with the go ahead to keep our tractor in the park. My husband has been disabled for 28 yrs. Now and i have a medical condition. The tractor is kept for snow removal we can not walk behind a snowblower. The point is we need that tractor it has been paid for years ago, we cannot afford to pay someone for snow removal. I still work 5 days a week early morning. Would give ZERO stars but had to do one to post my review. Well Cook Properties NY is once again failing in regards to managing mobile home parks or at least the Akron MHP. It is now a few weeks into July 2022 and some residents still have not had their garbage picked up. Cook changed service companies from Casalla to now Waste Management. The pick up schedule is all screwed up, no commumication from Cook on when they will pick the garbage up and all we get is the same generic answer that it is being looking into.
