Per RPL 233 the lot rent cannot be raised by more that 3% without justification and no more than 6% with justification of a hardship. Cook Properties is raising the lot rent to 6% in the new lease to start of May 1, 2025 stating the reasons of paving and sealing of roads in the community and for the trimming of tree branches, removal of trees and stumps. Well most in the Akron MHP in Akron NY, that is owned by Cook Properties NY, have received their May 2025 invoices where the new 2025-2026 lease terms are now implemented with another 6% lot rent increase and new water and sewer charges (water $8.30 per 1000 gal., sewer #8.41 per 1000 gal.). Another update: The law suit that, the Akron Mobile Home Tenants Association is in with Cook Properties NY against the six percent lot rent increase (3% more than the stated increase of 3% per year allowed in the RPL 233 law) (going on two years) , we were informed by our lawyer that they will end the law suit because Jeff Cook is such a F-ing A Hole and won't supply the documentation that was requested by the court to justify the additional 3% lot rent increase. I have lived at Babcocks in Batavia for almost 3 years and I love it here. The neighbors are super nice and friendly and it's so quiet around here. If you are looking to get away from the apartment rat race (as we did) I would suggest giving them a try. Yes they raise the rent occasionally when your lease is up but who doesn't. It is still less than half of what you would pay for an apartment. And comparable to what you would pay for taxes if you own a home. Your acquisitions of communities are harmful.
If I could leave negative stars I would, there was a water leak NOT FROM ME from the park. This is how they left my yard, I asked how am I supposed to get in my shed as a run a business and need to access my printers and the guy asked me if I live in my shed. If you try to walk back there you step and the mud goes up to your knees. There are concrete slabs in front of my home just left there. This is absolutely disgusting. I would never recommend cook properties to anymore stay far far away from them!
i lived in school house estates for many years. we have a neighbor lot29 who dosent mow his lawn only when he feels like it and lets his dog go the bathroom while he stands on the porch and then the dogs go back in the home. its been months since he cleaned up after his dog. i emailed cook number of times about the smell and looks. no response. other people has notified him about the problem. im tired of the stink. all he seems to care about is getting the lot rent and raising it every year while doing nothing to the park... read more
Staff never gets back to you. Do not buy a property from Cook Properties NY. You will regret it. I had to select at least 1 star to warn everyone
would give a zero star if i could, do not rent or buy from these people you can never get a hold of anyone if there are questions or issues they will charge you for who knows what but if you dont pay it they will threaten to evict you even after you have asked what it is for, then paid it and still trying to charge me i have lived in my home for 7 years and until they took over never had an issue just so irritated they dont care about their people like the page claims BEWARE
