A referral from my realtor on an inspection from 2 years ago. He missed previous water damage from the owners before me who did not disclose. Dan was the inspector of our first house purchase and was recommended to us by an agent. Dan missed including various issues with our house that caused us costly repairs afterward. For example, he missed that the basement was flooded before from water damage signs and that basement was flooded in the spring of 2023, and cost us $30k in repairs and prevention.
