Bryce was used to provide an appraisal for my refinance. We had completely remodeled the house and everything in it was brand new. He noted on his appraisal even that the home was equivalent to a house built in the last 1-5 years. He then used comps that were +600 and over +700 sf smaller, 30-40 years old and hadn't been updated/remodeled at all and used $30/SF to adjust for the sf difference. The third comp was a newer modular home. I'm not an expert but I don't see how a modular home can be used as a comp to a real house? ... read more
