I signed my lease in June and moved in in August, and my experience has been wonderful. The leasing agents, particularly Pete and Daniel, have been so kind and communicative. I love my apartment, the amenities (the roof especially!), and the neighborhood as well. You're right in the mix of H St, the streetcar stop is right out front, and you have beautiful residential areas around you. I really wanted to love living at Avec because the location is great and my unit itself is beautiful, modern, and well designed. On paper, this place checks all the boxes. Unfortunately, the noise issues are severe and have made it extremely difficult to actually enjoy living here. The building has major sound transfer, and ongoing disturbances from the unit above me have had a constant impact on my quality of life. I work from home, and this has made it especially frustrating. I’m very disappointed in this building I waited 5 months to move in to never hear back from anybody after already being approved they are unprofessional and will never have to worry about me again.
Avec on H is NOT as pretty in real life as it appears in photos / website — presents itself as really run down, though it’s a fairly new building — hallways and elevators look like a crime scene from a movie set. Clear indication cheap paint was used and upkeep is a struggle. Cost cutting construction is further evident in cheap-feeling kitchen cabinets and budget fixtures. Don’t be fooled by the glitzy, marketing photos, and paid reviews. Avec On H is a rapidly decaying properly.Constant police and US Marshalls presence on property due to violence (stabbings, domestic abuse) and high rates of eviction create a depressing living experience. Used to be a good building when it opened just 5 years ago — went downhill rapidly after experienced, original leasing managers departed.
