*** ******city by far has been the worst management and leasing office to deal with by far. They canceled our 24/7 security and got rid of or security box at the front gate. Since then we have had shootings, 4-5 break ins, 2 stolen cars, homeless people squatting in a vacant apartment and leasing staff treating tenants disrespectful when wanting to move out due to safety issues. Received our final bill on September 19, 2018, asked them if I can see the transaction detail. Told them I would pay this bill after I see these charges. This invoice is due on October 2, 2018, but AvalonBay Customer Care had called and left a message for four days straight demanding when I am going to pay them. I asked them if this bill is late? They said, "No, but we can call you daily." According to my right as a consumer, I don't think they can harass me daily for an invoice that is not past due. Very unprofessional. I a... read more

I am writing this review to let everyone know about the mental stress I have been dealing with Avalon in the past few weeks. I was going through sleepless nights and having itching problems for quite some time. As there was a bedbug infestation in one of the apartment units in our building few months earlier for which they had done a K9 inspection, I got worried. I have been a resident of the Avalon group for 4 years; 1 year in Studio City and the remainder at Avalon Calabasas. My first few years with Avalon Calabasas were very enjoyable with helpful office staff and very nice neighbors. This changed February 2018 when the darling Pepperdine students (I presume) moved out and the new tenants moved in, in this non-smoking building. This is the absolute worst nightmare living experience I have ever had to endure. Living in Ava Pacific Beach has truly been a nightmare. Me and my family( who are active duty military) with a 1 year old baby have been forced to live in unfit conditions. Our neighbors smoke SOOOO much weed( which is against community policy to smoke inside your apartment or on the patio) that it goes into my infants room who shares a wall. Great facilities, nice friendly staff, but it all comes at a deceiving price. My wife and I were looking for a nice community to live in and Avalon seemed like a nice fit. We moved in to a 1 bedroom for 700 sq. feet in Stratford, CT at the total price of $1,750 with all fees included. When talking through the lease agreement in regards to how Avalon operates the rent inflation, it typically "goes with the market and at around $100 at MOST" (and as to be expected). I spent 25 years as a tax CPA in the alternative investment area (retired from KPMG) and I happened to move into one of Avalonbay's properties in 2014. It was a horrifying and shocking experience, an Orwellian nightmare that is almost impossible to describable . I have been silent for 1.5 years. As I sat in my car behind our building I realized I just can't keep quiet anymore. We waited for an hour and twenty minutes outside waiting for these alarms to go off today. My 3.5 year old daughter has had ear aches for weeks following an alarm. Since we have lived here the alarms have gone off 8 or 9 times. A couple times at 3 or 4 in the morning. My child has had nightmares since the very first one. do not move into Avalon north or Avalon square because if Lisa D**** or Joanne G***** because if they do mot like you D**** and G***** will create a hostile living environment and not renew your lease because D**** and G***** stereotype residents, unfairly.
