We are the sellers and did not get to pick the inspector. This company was used and I want to start off first by saying do not choose them. He showed up a week early due to “having time in his schedule” and just let himself into our home with no notice. When the inspector came back on his scheduled date he took over 4 hours to inspect an 800 sqft home and proceeded to fail us on pretty much anything he could find. I strongly urge you to choose any other inspector. This inspector missed thousands and thousands of dollars worth of foundation issues. As first time home buyers, we trusted this inspector and did not go into the crawl space ourselves. Upon purchase, we found that there were failing beams and columns causing serious structural damage to the home. We have spent over $10,000 and hundreds of hours fixing these issues. While the inspector made us feel assured that he would do his best to catch any issues “as if it were his own daughter buying the house”, we spent over $5000 removing a blatantly obvious mold issue as well as $1500 to repair our electrical grounding less than two months after buying our house. Our contract states that mold and any issue not readily visible would not be included in the inspection, but I would have hoped our inspector would have at least made us aware of the mold covering the ceiling in some areas.
