This is the absolute worst management company. They aren’t doing anything to make sure the properties are run efficiently and effectively. It takes forever if at all to get service orders actually completed and usually they aren’t even fixed. It’s ridiculous how much they don’t care about the tenants living in their properties. They want us to pay on time, but they don’t want to fix anything in a timely manner. Do your research. If ASMC is the management company, go somewhere else. Cortland and Dayrise are great!!
Amherst apartments are literally some of the worst apartments I've lived in, and I've been living in apartments for almost 20 years now. I had a better experience in the 3 years I lived at Westdale Hills, like.... There's a new maintenance issue every week, old appliances (dishes always come out dirty from the dishwasher so I just hand wash most of them now), stairs are falling apart, carpet is way past the 5 year change me out mark, neighbors are ridiculous loud. Not a family friendly company. Water in the walls of this property and just spraypainted over the damaged dtywall. That's a fix. Take pictures, get everything in writing, and have an attorney in mind when deciding to move out of property.

If only I could rate them a ZERO… let’s start with the management company, they are not here to resolve anything. Definitely makes sense as to why they have such a low rating. The company never answers any phone call and the one time they did, Laurie, the regional for Branch Creek apartments was not at all helpful. She did not leave an email or phone number as to where to we can reach her. Titus, the manager for the Branch Creek apartments, is really shady.
