Unapologetically unlivable I have had water leaking into my apartment for over a month after I reported it. It leaks over a light switch and into a light fixture. The office told me to contact my renter's insurance to get a hotel. I did, and they denied my claim because the property manager told them there was no hazard. The property blames the insurance company, the weather, the repair company -- everyone and everything else -- for the lack of repairs. Terrible place I lived here for a year, left as soon as I could. Terrible place. beetles, cockroaches, very poor repair. screams at night, as soon as a man is cut with a knife, the police very often come. Cigarettes and marijuana are smoked on the grounds and on the stairs. Deceived when checking in for $ 300 for some incomprehensible insurance. Never live here. Office staff write positive reviews here.

Not a safe apartment The staff is friendly, the residents are great and its a great location. Pool and gym are great when open. Unfortunately they do not take security seriously. There were 3 car break-ins last night, mine included. This is an ongoing and increasing problem that management/owners are not taking seriously. The gate locks are constantly broken, always at least one or two not working. Lights at entry point will be out for weeks. WORST APARTMENT COMPLEX This is the worst apartment complex I am ever lived in. The management is awful. They will nickle and dime you for everything. The sewer, water, and trash are an additional $150 on top of rent. There were so many ants in the apartment when we moved in. They will try to tack on charges to your account any chance they get. Do yourself a favor and stay far away from this place.

Do NOT live in Arbour Ponds!! I would NOT recommend living in these apartments!!! They nickle and dime you for everything. Do not be fooled by the rent amount. You will be paying at least another $100 on top of that for sewer, water and trash. The management is awful. They hardly ever answer the phones. They try and charge you for whatever they can here. UNPROFESSIONALISM Didnt even get to view the apartment because i wasn't in the system but I got a text yesterday morning that my appointment was today at 9am. Called the office and spoke to the so called manager Jonathan and he was extremely rude and talked over me several times for no reason. Im glad i got a sign beforehand. Management needs to surely address this. ????

Has Potential. Structural Issues. Resident of a 2Bd/2Ba unit on the second floor from 2018 to 2020 Pros: Good location for Phoenix light-rail and Indian School Park. The common area allows for a lot of natural light thanks to the large windows and open floor plan. The kitchen counters have sufficient space for two people to be cooking at the same time. Lots of better options in Arcadia... The only good thing about this place is the location and that it's dog friendly. Even though my apartment got flooded during a heavy rain, had some bug issues, constant water outages (not kidding, every month), very poor HAVC system (you will also literally smell everything from your neighbor units), overall, I didn't mind the place.. until my move out and they charged me with a $700 fee for "smoke damage".. Worst Apartments in Tampa Bay Paper thin walls with shotty amenities. Appliances leak and the smell of must is a given. Drug deals and domestic situations are a commonality in Arbour Ponds. Staff is in competent and maitenance frequently ignores requests. To top it all off there is dog/duck droppings on nearly every square inch of the property. Do yourself a favor and live else where
