1 Star Had an inspection April 29th everything was certified good to go. Moved into the house a month later. Less then 2 weeks after moving in the ac units fan went out costing almost a thousand dollars my house was almost 90 degrees and I was told the duct work isn’t within recommended specifications. It was so hot it caused my wife to have severe dehydration to the point where she had to go to the hospital. I also have pets that could’ve been affected. Hi Matthew, at the time of the inspection, the A/C was working as intended (see picture of your Report attached). You were actually present the day of the inspection with a family member and even the Realtor and you were aware of the A/C working. In addition, you received the report the same day of the inspection with full color pictures and it clearly shows the A/C indicating the accurate readings in temperature. We have been using their service multiple times for purchase properties last 3years. Angel is a pro inspector who can provide accurate status of the property. They provide well written report on the same day of the inspection with photos and suggestions of repairs. They prevented us to purchase a poorly maintained property with hidden structural damages which only an experienced inspector can find. Angel & his team at ANB Inspection Services have provided me and my brokerage with outstanding inspection services. They've conducted over 50 inspections for our customers and have always been professional, reliable and insightful. I highly recommend Angel and his team of inspectors to all buyers & agents looking for a Home Inspector.
They did not run the dishwasher as a result they missed the installation issues and those were not covered by the warranty. It should have been noted and fixed by the seller. Also the pool heater was skipped because it was missing the panel. In fact the panel was rusted out so it was there - just broken. That should have been noted as such (not missing & untestable). Both issues if noted properly would have had an impact in negotiations with the seller.
Truly blessed to have had ANB through an extremely overwhelming home buying service. Yaneri is amazing and goes above and beyond to take care of you. Their prices are reasonable. The report provided is extremely detailed, and after the first house fell through, and needing an inspection for the second, they have gone above and beyond to work with me.
