I was so mad to find out the lender actually paid this company for the ridiculous job done on our appraisal. With a 3 story house over 7000 square feet 6 bed, 6 bath, the appraiser spent maybe 30 minutes on the property. I cannot imagine where he came up with his square footage drawing. He must have tried to back into it from google maps. I mean it was embarrassing. The second appraiser (bank ordered 2) spent 3 hours and meticulously measured and documented everything. Do not hire this company. Very slack job.

So they use comparable sales from 1995, 1996, 2002, and 2014 to 'appropriately' price a house in December of 2017. Why not use comps from 1948 or 1872?
