A close neck and neck with shady Ross Morgan management , these people lie, cover things up and generally drop the ball on following upon anything until the very last minute , if and even then you get a follow up. They are also VERY reluctant to investigate new vendors and push the ones who are on their roster even if they do substandard work. In California, homeowners associations can impose penalties on property owners for violating rules or not paying dues on time. These penalties can include fines, interest, and attorney's fees. However... HOAs can't charge late fees on unpaid late fees in California. Check your bills to see if you've been charged late fees on late fees. My HOA did exactly that for years. A $13 shortfall quickly ballooned into the HOA saying I owed thousands of dollars. Look at your bills from this HOA closely to see if you have this problem.

I come to the Azzura every week, and I have to say, it always feels like I’m being welcomed home. The staff is amazing—so friendly and professional, and they truly make each time feel special. I have to give a special shout-out to Michael Stevens, though. His warmth, attentiveness, and genuine care set him apart. Every time I come in, he makes me feel like a valued guest, which goes a long way. I’m grateful to him and the whole team for making my visits so comfortable and enjoyable!
