I have dealt with many property management companies in the Pheonix Metro. Action Property Management has to be the worst one. I'm amazed that they are still in business. I know many of their current and past tenants and none of them have anything good to say about this company. It takes repeated phone calls, emails and faxes to get a response about a week later. Great Service – If you need to rent a home I reccomend renting through action property managament. They have sent vendors out in just couple hours of me calling in a maintenance request and they take care of any problem over $50. My rent is lower than my neighbors and i couldnt be happier with my home.

Very Helpful – Visiting Action Property Management's office was a great experience. I went in having many questions not knowing anything about renting and Daniel at the front desk was very helpful with all of them while being very polite. They were professional and well organized. I would definetly reccomend this company.

Renter and Owners BEWARE!!!!! – My wife and I signed a contact with Action Property Management (APM), they have been managing our property in AZ for over 4 years. We have become increasingly unhappy with their service and owner Terry Kozell, who changes the reserve when he feels. We have gone months without getting an owners draw but APM continues to receive their commission and sit on our money. The contract states clearly that we have authroization to increase reserves any time anticipated expenses occur. We increase reserve accounts as stated in the contract so expenses can be paid. We forward all available money to each owner afte expenses are paid. Our company always adheres to the contract agreement with the owner.
Renter Beware!!!!! – We found the perfect house to rent (we thought), So we signed a two year lease. They don't fix anything, but if by chance they do come they bring a can of Wd40 to do the job. If you have an emergency repair you are in BIG trouble, we went without water for 48 hours. PLUS when we moved in there was nothing cleaned...sauce all over the walls, dog mess in the backyard everywhere including pet stains on the carpets....long story short we got our lawyer involved, so we got some things repaired, but upon move ... read more

The tenant's lease states they agreed to lease the home "as is" regarding cosmetic repairs. However, we send workers to any property promptly when a repair is needed to adhere to the lease requirements and Arizona law. This tenant decided to ignore the lease and not maintain the property properly. Therefore, the landlord kept deposits to pay for damages by the tenant. Our company does not keep deposits.
