The reviews are all correct. My previous lender (Navy Federal and the VA) picked him to come out to the house and he completely derailed the sale 4 days before closing, thousands off the asking price. No knowledge of the area, choose houses and lots that did not even compare! Almost left me, a disabled veteran, and my family, homeless!
This man has no business being in the appraisal business. 20% off is an accurate accessment as seen in other reviews. He is more concerned about letting you know how many houses he owns and his personal value than doing an honest job for both buyers and sellers. I would say he takes pride in seeing how many deals he can make fall through. If your lender uses him as their appraiser, find another lender.
STAY AWAY - STAY FAR AWAY! Based on feedback from two appraisers with 30+ years of experience in Central Indiana, Mr. Kitchens is completely clueless on the market and the appraisal process. On my current property, following less than 24 hours on the market with more than 3 offers over list price, Mr. Kitchens proceeded to appraise the property more than 20% under selling price.
