I broke my lease at this apartment a few months ago, and I'm glad I did. Marquis SoCo used to be a great complex, but it has gone significantly downhill since the previous maintenance team left. One of the biggest concerns was safety. There are frequent issues with unhoused individuals coming from the gas station next door. I’ve lived here a little over two years, and the apartments have gone downhill. Building 2 is dealing with a roach infestation, and a few months ago I experienced an attempted break-in. Security is supposed to be in place, but I have never seen anyone. The unhoused community at the gas station next door has grown, with some individuals setting fires, including the fence between the complex and the station, on multiple occasions. Overall, my experience here has been extremely disappointing.
We lived here for 15 months in a 2 BD/2 BT/garage unit on the west side of the complex and really enjoyed it. Maintenance was always fast, once had a pipe emergency and they arrived in 5 min! I walked laps in the parking lots for exercise and always felt safe doing so. Theres also a great gym, all amenities are designed nicely. The gas station next door has a heavy homeless population, they never bothered us BUT we lived on the side farthest from the gas station. Josue, the maintenance technician, is great. He always makes sure my work orders are handled promptly, and he’s thorough with his work.
If you love dealing with homeless people and gates always breaking, this is the place for you Countless of times there has been homeless people breakin into residents backyards. Residents leaving their beer bottles/cans, homeless people leaving their belongings and digging in the trash during the day and night and If you love people leaving their dog poop everywhere and countless of times telling the office it’s an issue and nothing being done , this is the perfect complex for you .
