I purchased my condo with Maggie, an agent from Windermere, more than a year ago. The first month after I moved in, the water tank broke down and caused over $20000 damage to the place. Also It took 5 month to fully repair the whole place, everyday I was living in a disaster and have to deal with everything mess all by myself and feel very depressed. How to tell if the house you are buying is a dud? Look at the shelving in the kitchen cabinets. If you see plastic holding up the shelves run. Take a look behind the fridge, see any warping, signs of leakage, run! See any cracks in garage or property concrete run! These are great ways to check out an appraiser too. If you want to give them fits, bring a black light and moisture detector through the property after they have signed off on it. See if they are on the take or actually worth something.
