The charge to find tenants is reasonable, the accounting and paperwork is good, communication while prompt created an extra layer and was lacking as a result. 10% a month out of the rent adds up, maybe if you are out of town it might make sense, but otherwise you might want to just do tenant placement which as I recall is an additional pretty stiff charge to not pay the 10% a month.
