I had a terrible experience living in this apartment complex. The management is unprofessional, rude, and unresponsive to serious concerns. The property is poorly maintained, with ongoing issues such as roach infestations, filth, and neglect. During my time here, I witnessed multiple incidents of crime, including robbery, gang activity, and even a fatal incident that I personally witnessed, which left me deeply traumatized. I toured Viva a few years ago when they were fixing amenities. I went in yesterday during their office hours and talked to Nehemie Nelson about doing a tour suncw i was in the area 10/10/25 instead of my time for Saturday 10/11/25, but Nehemie said they cancelled all tours due to rain. Nehemie also gave off the impressions that she was just lazy and did not want to do a showing and asked me if i lived far so she could schedule it for the following day. Jose, Deborah and Nadine are very professional and helpful 5 stars for them. We lived at Viva for 1 year and had no issues with maintenance and/or Service requests they were handled in a timely manner. On the other hand we moved because of the neighbors, the community is beautiful but there’s rowdy residents that do not take care of common areas and smoke everywhere even if there’s kids.

This is my experience of being in this complex for a year today we are moving out. I have to say the staff was incredible Jose and Deborah have been nothing but courteous with me and my family. Actually the whole staff even the security guard have been nothing but amazing. But the only reason we are giving it a 3 star and not 5 is because when we first moved to the complex me and my family loved it but 4-6 month in the complex took a turn for the worst. I’m not gonna lie it’s nice in here but the parking business is a scam. I have a visitor came here for 30 minutes and she already has a ticket on her car for $55 . This is a scam please stop this asap it doesn’t looks good for yall apartment.
