This business and the owner, Christopher Canzano, is not trustworthy or reliable. Villa Realty Group should not be trusted with contract wording, signing, or negotiating of real estate rental contracts or sales. They violated signed contracts last month and will do the same to you and your business should you choose to do business with them. Just take a look at their ratings. Not the first time and you could be next. Stay away.
As of 12/01/2025 Christopher Canzano, of Villa Realty, walked-out of his signed Lease agreement at 4403 SE 16th PL, Cape Coral. He is supposed to be a professional Real Estate person who knows the commitment in signing your name to legal documents. Apparently NOT!!! I wouldn't trust him as far as I could throw him, and he is a big guy. Just saying
Be aware with this people never rent with this company it’s horrible they increase my rent 400 dólar I’m done with this people Ms Gensa always forget something it’s really hard to deal with this people never answer the phone .I have to clean my pool by my self they never send someone to clean . I have a lot evidence that this place is no safe and healthy for my family . Flying inside the house dead mouse inside the pool . We have rented the same home for 10 years. Gensa Baker has been the property manager all 10 years we have lived here. She has been wonderful! She sends help right away to resolve any issues with septic, water and AC throughout the years. She communicates, is down-to-earth, easy to get along with, funny, AND professional. Gensa is a true asset to Villa Realty!
