Our bank whom we are applying for a HELOC for, hired an Appraiser who used Valuenet software. Their appraisal valued our home at $129,000. I'm a trained real estate investor with 4 years of experience. Using the comparable sales that I have, I estimate our home valuation at between $180,000 - $185,000. I will be disputing the appraisal and sending them the comps that I have.
Shocked at the value they gave our property. We had our house appraised just a year ago, and valuenet devalued house by 100K. My question is, “ Why are banks and loan companies using them?” They should be put out of business. They obviously don’t know the market, or how to appraise homes.
Been waiting more than 2 weeks for the report and they refuse to track it down or even talk to us
Worst Appraisal company ever, The Appraiser used comparables that are in worse condition, 1/4th lot size and NO garages and sold almost 1 year ago in a rising market. had to dispute, we sent in Comparables more similarities in lot size, building size, condition, 1-2 garages and sold just 1 month prior.
