Do not live here. You will pay a premium in rent for them to disconnect the emergency maintenance line and for maintenance to never make it to your door. We had to pay $300 for a plumber to unclog the toilet the second night we were here because the previous tenants flushed baby wipes. We pay $250 a month in the summer to keep the apartment below 80°F and now they turned on the heat. Management and building workers are nice and helpful. it is a nice place. BUT I believe it is the corporation Kamson Corp. who seems to mismanage my account and is uncooperative on some requests. I am being charged a month-to-month fee when I signed a yearly contract. I emailed numerous times to get this rectified and no one has replied. I am an elderly woman on a fixed income and do not have the luxury to be overcharged. Also, my building has over 3 elder people who as myself have trouble walking in & out the building. there has been 2 rats in my apartment. I have seen many cockroaches and house centipedes in my house.
I would highly recommend this complex. Staff is very respectful and caring. I lived here for 22 years between 2 apartments. The only reason I am moving is because my wife past away. The maintenance staff is great. Highly recommended Valley Manor Apartments.
Whole complex is infested with water bugs!!!! They are way bigger than roaches(google them while you’re here, I had no idea when I lived there) …& there are roaches in some buildings. Because proximity to the river, the age of the buildings and being understaffed/underfunded this place will not get any better. Plus the complex floods out and has to be evacuated occasionally.
