Overpriced Housing, Fraudulent Management – After escaping the city for a winter I moved in to my girlfriends apartment here. Firstly we went to the management office to add me to the lease, they told us there wasn't a reason to but had me fill out the paperwork. Despite 3 email reminders, they never filed it, which affected my credit when I went to apply for a small loan as I couldn't show that I was currently paying the large monthly amount that was my rent. 10 emerson place – We lived in 10 Emerson for 2 years. First the positives: The location is great and the apartments are spacious. Maintenance is responsive. The downside is that the cost is very high for what you get. Unless you live in one of the new buildings there is nothing luxury about the units. They are old and poorly maintained. The laundry rooms are busy, the elevators are always broken, they will not turn off the heat until there is something like 1 week of days over 65 degrees in a row even if it is 80 degrees li... read more

Bait and switch – As soon as you sign on the dotted line, it's oh we had no idea about this and that. Apartment is subpar, my unit is unliveable. I broke lease early. Hired lawyer. Run away!

AVOID! – While the concierge staff is lovely and the location is convenient, avoid this place like the plague if you value your money at all. If you do plan on living here, expect your rent to be increased at least 17+% every year (often to rates that are above what they're trying to charge new tenants!). Additionally, the common areas, like the gyms, are sometimes poorly maintained with broken equipment left unfixed for multiple months and the smell of trash radiating the halls. Worst Apartments in L.A. – Whatever you do, DON'T LIVE IN THE? ACADEMY VILLAGE APARTMENTS! Academy Village is filthy, noisy, poorly built, and extremely overpriced. However, the worst part of the Academy Village crucible is the building management. They are completely incompetent and will turn your already uncomfortable living situation into an absolute nightmare. Academy Village is a slum with stainless steel appliances, so don't be fooled by its glossy veneer.
