2/5. I don't believe I needed their services - I had to follow up on several occasions for them to inspect the property, or perform service requests for my tenants. At the time of lease renewal for my tenants, they suggested that I go ahead and lower the rent or do not propose any type of increase. Based on my own market research, I went ahead and proposed an increase to my tenants ($150/month) and they still accepted.
