Please actually hold yourselves to some sort of standard when it comes to backing laws to let our state have habitability,
I am disgusted by their continued position to act against the interests of Arkansas tenants - a group we are sworn to treat fairly and with regard to health and safety in our Code of Ethics - by actively testifying against a simple warrant of habitability in this state. There had been some suggestion that they were finally going to get on the right side of this issue in this legislative session, but once again this member is saddened and embarrassed by their actions and testimony of counsel.
The following is not asking to much from a landlord!! HB 1410 requires that units be structurally sound and have working locks, water, plumbing, electricity and venting andheating systems. Units also would be required to have a working smoke alarm and carbon monoxide detector. Arkansas is the only state in the country without such an "implied warranty of habitability" for rental property.
Pretty crappy that you don't find it important to make sure rentals are habitable. Rent prices are outrageous, yet the property owner doesn't even have to maintain the property? Nothing to ensure renters that problems that arise will be dealt with efficiently and in a timely manner, or even at all? Sickening...
The Realtors Association should NOT claim that it represents rentors.
