I have had one experience with Terra Title, and will not have another. When I sold my home in Lima, Terra Title was responsible for the close-out of the mortgage. While the team at Terra was provided wire instructions from the lender, they instead decided to mail an unmarked check to the bank, which they later explained saved them wire transfer fees that they had not included on the disclosure.
