Just learned after 8 years, this appraiser mis represented our home by 245 sq ft! After getting a new appraisal done for the sale of this home, we learned she not only did not complete the appraisal properly (ie missing measurements on building sketch page), her measurements were entirely wrong! Almost like she guessed! As a result, we over payed per the real estate comps she used when we bought the home and likewise over payed on property taxes for nearly 8 years. Lesson learned!
